Thank you for your response. However, this seems to be a pretty decent program for those who either don't have money for the purchase, or, who are not ready to take the plunge for whatever reason. For the seller, on the other hand, it still seems to be somewhat questionable, in my opinion. Those issues that you have mentioned, i.e. cash flow, tax shelter and equity growth can also be equally obtained by simply renting the unit. So, again, I ask what is the advantage to the seller? Don't mean to beat this to death but still don't see how this is a win-win program, perhaps I'm missing something that you can share with me. Does anyone else have a comment on this approach??
